What Brokerage Managing Brokers Actually Screen for in 2026
US real estate hiring sits on a paradox in 2026: the National Association of Realtors reported roughly 1.51 million members at year-end 2024 against a BLS-tracked base of 532,200 real estate brokers and sales agents (SOC 41-9020), with the 2024 median wage at $58,960 ($72,280 for brokers under SOC 41-9021, $56,320 for sales agents under SOC 41-9022, per May 2024 OES) and only 3 percent projected growth through 2034. NAR's 2024 Member Profile shows the median REALTOR closed 10 sides at $2.5M volume; the post-NAR-settlement compensation regime in effect since August 2024 (mandatory written buyer agreements, no commission offers in the MLS) makes documented production volume and list-to-sale ratio the single hardest filter at every brokerage cap meeting.
Brokerage recruiting is not a single ATS funnel. Three lanes matter. Lane one, franchise corporate (Keller Williams, RE/MAX, Coldwell Banker, Century 21, Compass) routes corporate-staff and team-lead reqs through Workday, iCIMS, or Greenhouse; verify the careers footer before naming any platform. Lane two, brokerage agent recruiting is a relationship-led pipeline where the managing broker reads the resume in a tool like Brokerkit or BoldTrail Recruit, not a true ATS. Lane three, the state license check is the binary filter: every brokerage will pull your record from the state real estate commission (DRE in California, TREC in Texas, DBPR in Florida) against the NRDS ID on your application, and an expired, suspended, or non-compact license ends the conversation. Put the license number, the state, and the issue date in line 2 of the header.
The chain from adapt resume to managing-broker call runs on one number: GCI plus closed sides plus list-to-sale ratio, on the same line, in the summary. NAR's 2024 settlement removed buyer-side commission visibility from the MLS, so buyer representation as a written-agreement business model is the new differentiator, not just listing volume. Three parser failures kill agent resumes: NRDS or license numbers formatted as 'NV S.0123456' get split by Workday and iCIMS tokenizers (periods read as sentence boundaries); two-column 'Production' tables collapse on most parsers; and badge graphics from Zillow Premier Agent, RealTrends, or NAR designations (ABR, CRS, SRS, RENE, GRI) render as zero tokens, so the credential never indexes. Fix: one credential per plain-text line with the issuing body and year, an inline Production block (sides, volume, GCI, days on market, list-to-sale), and named CRM plus MLS plus lead platforms on a single skills line.
